Positive: Nice rather new hotel at the outskirts of Mae Sai...so...far from the city centre/border Rooms are spacious and clean but a bit dark. Good working airconditioner and fridge. Bathroom Ok but there was no warm water coming out of the shower.

Negative: Good but basic...so the price is a bit high!

Summary: Decent and basic accommodation out the outskirts of town
